Plumbing repairs and replacements

Leaks, blocked drains, a broken line or a hot water tank on its way out. Tell us what you're seeing, and we'll explain what's needed before any work starts.

Who it’s for: Homeowners with a leak, a drain problem, a fixture or water heater to replace, or plumbing that's part of a larger project.

Process

How we scope a plumbing job

  1. Tell us what you see

Where the problem is, how long it's been happening, and photos if possible.

  2. Assessment

We check the fixture, the visible pipes and the shutoff valves.

  3. Scope and estimate

What needs doing, whether walls or floors must be opened, and the price.

  4. Work and test

Repair or install, then a check for leaks with the water back on.

If water is actively leaking, shut off the nearest valve or the main water shutoff first, then call.

Before we arrive

  • Know where your main water shutoff is
  • Clear the cabinet under the sink or the area around the fixture
  • Take photos of the problem and any labels on the water heater
  • Tell us if water will need to stay on for anyone at home

When the work is done

We test the work with water on, clean up the area, and explain anything to keep an eye on.

Photos and paperwork from the job are kept with your job record.

Cost and timing

What affects your price

We don’t post prices, because two houses on the same street can need very different work. Your estimate is built from these factors.

Access

Pipes inside finished walls or ceilings take more work to reach.

Age of the plumbing

Older pipes and valves can need replacing alongside the original repair.

Fixtures and parts

The fixture you choose, and whether parts are in stock.

Permits

Some plumbing work requires permits and inspection.

Timing

Many repairs are a single visit. Replacements depend on fixture and part availability.
